Sales Center to Open at The Point on the River Condominiums

Grand re-opening will showcase development's modern residences and amenities

The formerly-named First Place on the River condominium development will celebrate its grand re-opening this February under a new moniker: The Point on the River. Since entering into receivership last January, the 12-story loft conversion project has come a long way toward completion, based on the efforts of a receiver-appointed development team led by Milwaukee-based Mandel Group. In partnership with Chicago-based real estate sales and marketing firm Garrison Partners, Mandel Group is overseeing the project's completion, as well as its re-entry to the market. Milwaukee-based Smocke & Associates is coordinating the on-site construction activity.

Located at 106 W. Seeboth St., at the intersection of the Milwaukee and Menomonee Rivers, The Point on the River features 147 "soft" lofts and more than 50 unique floor plans in one-bedroom, one-bedroom-plus-den, two-bedroom, two-bedroom-plus-den, and three-bedroom designs. Measuring 700 to 4,000 square feet, the lofts incorporate 1 to 3 baths, 10-foot ceilings, oversized private balconies or terraces, and heated, indoor parking. Prices range from $159,900 to $1.5 million, including parking.

"The Point on the River offers buyers the opportunity to live an upscale, urban lifestyle at one of downtown Milwaukee's most desirable locations," said Bob Monnat, COO of Mandel Group. "The project's new name and identity really sum this up as its ideal location provides combined views of the river and city skyline from nearly all units, as well as easy access to the Third and Fifth Ward riverwalk, shopping and dining."

According to Monnat, Garrison Partners' inclusion of state-of-the-art amenities provides The Point of the River with a distinct feel, similar to that of other high-end developments the firm has successfully completed in Chicago. For example, the project will feature a private movie theater with 100-inch viewing screen, a Wii entertainment system and wireless Internet, creating the perfect sport for residents to relax with friends or family after a busy day.

"Mandel Group has been an active player in bringing thousands of new residents to Milwaukee's downtown neighborhoods," said Monnat. "We are very confident in the success of The Point, which has been attracting as many inquiries as all of our other downtown properties combined. More than 100 people have registered for The Point's VIP list thus far."

With the project nearly 80-percent complete and 40 residences already closed, Garry Benson, founding partner of Garrison Partners, agreed that sales inquiries have been strong. "We'll soon be announcing our VIP reception for these prospective buyers, which will take place prior to the public grand re-opening. In addition, the existing residents are excited to see the building near completion and sales resuming."

Following the public grand re-opening in late February, interested buyers can visit The Point on the River sales center, as well as tour two designer models and the amenity rooms.

Both models showcase the designer finishes that come standard in each residence, including hardwood flooring in the main living areas; gourmet kitchens with granite countertops and stainless steel appliances; and master baths with granite countertops. The homes also display unique custom designer appointments and upgrade options.

Buyers who would like to move in quickly can opt for a builder-designed immediate-delivery home, while those who wish to make their own selections can choose from professionally designed selection packages. According to Benson, many buyers appreciate the convenience of purchasing a move-in ready home as it saves them time and the hassle of choosing color schemes or countertop and flooring selections.

Other amenities at The Point on the River include a board room with a wet bar, wireless Internet and a 50-inch video display panel; a social-networking lounge with Texas hold'em, pool and shuffleboard tables, a 50-inch flat-screen TV, stereo system with iPod dock and a well-equipped kitchen with warming drawers for special events; a fitness center with 50-inch flat-screen TV; and a controlled access lobby with concierge.
